I recently got a Tyco Operating Freight Unloading Depot (No. 931), and I set it up on my layout...

However, when I press the button and hold it, the motor runs and occasionally squeaks, but the tractor doesn't move at all. Does it need to be oiled, or anything else fixed up?

Examine the gearing. I don't know if there's a worm or a pinion on the motor shaft, but if it's a plastic pinion it wouldn't surprise me if it's split. Give the motor bearings a small amount of oil for the squeal.

A gear or swing arm is mis-aligned or split. Mine had a split arm by the bored hole. I say check for split and cracked parts and fix according. Once running, this accessory runs real great!

Well, I found the cause of the problem; the motor was not located in the proper area inside the shack! So I installed it in its proper place and now the tractor thingy moves like it should! It really does look nice on my layout, especially combined with some of the newer track, locomotives and rolling stock (as I typically go for a mix of old and new on my layout.)
