In the next 15 years, I want a "perfect" train building. What I mean is a wide open support beam-less building. I want plenty of room to divide up to 4 model railroads and a slot car race way. What would be best?

On a serious note, a metal framed building with a low sloped roof (with metal roof trusses) on a concrete pad would be ideal. The weight load transfers to the steel beams on all 4 sides, eliminating any need for internal vertical support columns. They can be built in any size easily and quickly. Then you could have the train layout(s) of your dreams- if you have the time and money to do so.

All I want is for my wife to allow me to have the end 1/3 of our enclosed rear outdoor room when I want to expand out of the garage!

A metal truss building. I think 1 1/2 stories, so that there is a loft to store things and maybe even a bed or cot.
Insulated to reduce temperature changes inside. Sealed fairly well to help reduce humidity.
I think you live in Florida??
100 amp service, min. to allow for adequate lights and power all those trains and accessories plus whatever power tools for layout construction. Plus air conditioning.

I would want one part to be used for model train repair, kitbashing, layout scenery construction, so... running water, paint booth ventilated to the outside.

As for floor space: as much as you can afford.

Florida. Would have to be close to house standards to prevent this crazy humid weather my state has. Bare metal in open air shed rusts over nite!
